A cladding inspection is a detailed assessment of the as-built materials, construction and condition of a building’s external wall system. It uncovers how external walls have been designed, installed and maintained, and identifies defects, deterioration, non-compliant materials and any safety or performance concerns in cladding, insulation, fixings and façade components.

A typical cladding inspection may include:

  • Visual assessment of cladding panels, joints, fixings, supports, sealants and façade interfaces
  • Cladding inspection of upper elevations, difficult-to-access areas or tall buildings using drones, mast cameras, MEWPs or rope access
  • Moisture, movement and deterioration checks, including signs of water ingress or material failure of the cladding
  • Verification of construction details against original drawings, specifications or manufacturer requirements
  • Identification of cladding defects, poor workmanship or deviations from the intended build-up
  • Sampling and cladding and façade testing where laboratory analysis is needed to determine fire performance, material properties or compliance
  • A structured cladding inspection report detailing findings, defect locations, supporting photographs and recommendations for remediation or further investigation

Why Cladding Inspections are important

Cladding inspections play a critical role in identifying safety issues, construction defects and material failures early, before they develop into serious and costly problems. 

Following the Grenfell Tower tragedy, the condition and performance of cladding systems has come under greater scrutiny, particularly where combustible materials or complex façades are present. 

Regular cladding inspections help duty holders meet their obligations under the Building Regulations (including Approved Document B and Regulation 7), the Fire Safety Act 2021, the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022. They also provide the information needed to determine whether further assessment, such as a full FRAEW (Fire Risk Appraisal of External Walls), is required.

Cladding inspections are especially important for:

  • High-risk buildings, including multi-storey residential blocks, student accommodation, healthcare facilities and buildings with vulnerable occupants
  • Complex façade systems such as mixed cladding types, rainscreens or interfaces with balconies and penetrations
  • Buildings with known or suspected cladding defects or a history of water ingress, movement or material failure
  • Older buildings where original records are incomplete or product substitution may have occurred
  • Properties undergoing refurbishment, where understanding the condition of the existing façade is essential for safe and compliant design

Our Cladding Inspection & Testing Process

  1. Desktop review of existing information

We start by reviewing available drawings, specifications, O&M manuals, fire strategy reports and previous surveys. This helps us understand the intended cladding build-up, identify different wall types and highlight any missing or unclear information.

 

  1. In-person visual inspection

A detailed site survey is carried out, including high-level inspection if required, to identify concerns with any of the following: 

  • cladding panels and fixings
  • joints, sealants and panel interfaces
  • balcony connections and penetrations
  • visible insulation issues
  • fire-stopping around windows or services
  • signs of water ingress, movement or deterioration

A wider façade condition survey can be carried out as a separate service to assess the cleanliness and condition of other façade components.

 

  1. Intrusive investigation and cladding & façade testing

Where visual inspection alone cannot confirm materials, fire performance, or installation quality, we carry out intrusive investigations to obtain factual evidence of any cladding defects or safety concerns. These may include:

  • opening-up cladding at agreed locations
  • confirming insulation type, fixings and cavity barriers
  • checking fire stopping and construction methods
  • taking samples for laboratory testing (e.g., reaction-to-fire, material analysis)
  • verifying whether the as-built system matches design documents

Intrusive works are planned carefully to minimise disruption and ensure that the locations opened up provide the most meaningful evidence.

 

  1. Cladding inspection report and recommendations

Findings are brought together in a structured cladding inspection report. This typically includes:

  • a description of the cladding and materials identified
  • defect locations and photographs
  • areas where intrusive investigations were carried out
  • an overview of any safety, performance or durability concerns
  • recommendations for further investigation, monitoring or remediation

The report can be used to inform maintenance planning, support discussions with insurers or funders, or feed into a wider cladding investigation or FRAEW
