A façade survey (or cladding condition survey) is a detailed investigation into how well a building’s external envelope is performing. It examines the materials, installation quality and long-term condition of cladding, glazing, sealants and structural supports to identify issues that could compromise safety, weatherproofing, structural stability or building value.

Every façade condition survey focuses on understanding how well the external wall system is performing and identifying any issues that may affect safety, durability, structural integrity or weather resistance. We combine visual inspection, close-up access and technical assessment to build a clear, accurate picture of the façade’s current condition and any developing risks. 

During a typical façade cladding survey, we assess:

External wall envelope & cladding systemsChecking the overall condition of cladding panels, rain-screen systems, masonry, curtain walling and other façade materials for deterioration, distortion, corrosion, cracking, staining and general weathering.

Fixings, brackets and structural supports – Evaluating visible fixing points, support rails and sub-structures for signs of movement, fatigue, corrosion or instability that could compromise the façade’s integrity.

Sealants and waterproofing details – Inspecting sealants, joints, gaskets, flashings and weathering details to identify gaps, deterioration, failed adhesion or incomplete protection that may allow water ingress or air leakage.

Coatings, treatments and finishes – Assessing the condition of paint systems, anti-corrosion treatments and protective coatings, looking for blistering, cracking, UV degradation, visible staining, organic growth or premature wear that may expose the underlying façade materials.

Glazing, windows and interfaces – Surveying the condition of glazing units, window frames, perimeter seals, glazing pressure plates, beads, cover caps, drainage paths and junctions between glazing and cladding systems, where failures often first appear.

Overall cleanliness and condition – Checking façade components, including glass, cladding, gaskets, sealants and drainage paths, as build-up of dirt or organic growth can accelerate deterioration.

General workmanship – Reviewing alignment, tolerances and installation quality that may affect the long-term performance, weatherproofing or durability of the façade.

Hidden defects and early-stage deterioration – Using close-up inspection, high-zoom imagery and targeted opening-up (if needed), we can identify issues that aren’t visible at a distance, such as trapped moisture or installation defects.

Ground-level and close-range visual inspection 

A detailed façade survey of accessible elevations identifies visible deterioration of cladding, glazing, sealants, coatings and structural interfaces.

Drone-assisted surveys

Aerial Drone Surveys provide high-resolution images of difficult-to-access areas, including parapets, high-level panels, roof junctions, balconies, and recesses. This enables us to inspect tall buildings or complex façades where close access is difficult.

MEWPs and rope access 

For areas requiring closer examination, we use MEWPs or rope access to assess fixings, joints, coatings and features that cannot be evaluated safely from the ground or by drone alone.

Targeted opening-up (where required)

Most façade condition surveys are non-intrusive, but if hidden deterioration is suspected, we can carry out a more detailed cladding and façade inspection by opening up discrete areas to confirm the construction and underlying condition.

How often should a façade condition survey / external wall assessment be carried out?

There is no fixed legal interval, but many building owners choose to carry out a façade survey every 3–5 years as part of planned maintenance.

More frequent surveys may be appropriate for:

  • ageing façades
  • buildings with known defects or past water ingress
  • properties with complex cladding or glazing systems
  • buildings exposed to coastal, high-wind or harsh environmental conditions

We can advise on the most suitable inspection frequency based on your building’s construction, materials and condition.

Do you use drones or scaffolding for inspections?

We tailor each building façade survey to the property’s access requirements. Depending on height, complexity and visibility, we may use a combination of:

  • scaffolding
  • high-resolution drone surveys
  • MEWPs
  • ground-level surveys

  • maintaining the architectural intent and heritage value

Where intrusive investigation is required, it is carefully planned and agreed in advance.

What happens if the survey finds serious defects or hazards?

If a façade survey identifies significant issues such as loose panels, unstable fixings, water ingress, corrosion or deteriorating sealants, we will:

  • clearly outline the severity of each issue
  • recommend any immediate safety measures (if required)
  • provide guidance on cladding remediation options
  • identify where further investigation or testing may be appropriate
  • outline costed repair strategies (where requested)

If the defects relate to fire performance, or if combustible materials are present, we may also recommend a FRAEW (Fire Risk Appraisal of External Walls) for a more detailed fire risk assessment.
